Eligible Properties
From coast to coast, we lend in 49 states to investors for the purchase or refinance of investment properties. Whether leased long-term or operated as a nightly/weekly vacation rental and everything in between, we will consider nearly any developed property.

Process
Our process is straight-forward and simple. Complete the application and submit it along with transaction specific documentation (leases, Profit/Loss, Purchase Agreement or closing settlement statement) along with necessary financial condition reports on the entity/borrower/owners (tax returns, Personal financial statement, and paystubs, etc.). We will decision the loan within 48 hours, making a loan offer subject to appraisal/inspections. It is our goal to close the transaction within 30 days of our offer (property and contract dependent).
We lend up to 70% LTV. The property’s income is the primary driver for our investment property loans, but also taken into consideration is the total income for the entity applying for the loan and that of the owners/trustees of the entity, along with their credit histories. In most cases we will require a state-certified appraisal and personal guarantees from the beneficial owner(s) of the entity obtaining our loan.

We write 30-year loans. We offer both fully amortizing adjustable and fixed-rate loans.
